I think it is a full blown public hearing. I have a paper that has a list of turn in and review dates...

Turn in by xx/xx/xx hearing held xx/xx/xx.

I am a PE registered in CT.  Can you be a little more specific on what you are trying to do?  You are trying to change your current zoning?  If so it is a pain in the arse, are you trying to turn a commercial property into a residence or something along those lines?  I have a friend I maybe able to put you in touch with that maybe able to help you a little more, especially if you need an A2 survey.  I can also put you in touch with my survey department, but they maybe a little more pricey.

Any specific questions you have, please feel free to ask, I will do my best to help.

Since it appears the appl includes a Public Hearing the $500 is not out of line. Typical $ anything involving a hearing gets up there. I'll send something over when I get the chance.

It's a house in a residential zone. I need to get a Home Occupation Permit to conduct a business out of the house. In order to get the permit I need 17 Copies Signed and Sealed by an "engineer, landscape architect or architect." includes...A2 survery, site plans, floor plans, all types of things. I have to get a chance to scan the stuff to the PC so I can post it.

I just have to be the ahole in this thread and mention that there is nothing 'reasonable' or 'ok' about this.

You OWN your property and you have to ask permission and pay an exorbitant fee while having the very real possibility of being rejected in the process. To conduct free market trade out of the property you own.

It's worse than that.

I got FINED for 'conducting business in a residential zone' because I did a lot of CAD engineering work and programming at home as part of the telecommute with my former employer.  Apparently, you need to apply for a 'business permit' in order to do any kind of work from home as well.  It's ridiculous.

Heck, you are technically in violation if you don't apply for a permit, issue receipts, collect taxes, and pay not only state sales taxes collected but also income tax, if you ever have a garage / tag sale.

The part that is going to suck is the A2 survey.  That is probably going to cost you anywhere from $800 to $2000, depending on the size of your property.  What you can do is go to town hall and try and pull any existing mapping that is already on file for the property.  An A-2 survey is pretty much a legal document and takes a bit of research of the property on the surveyors part.  If you can avoid this you will save a bit of money, if you can find existing mapping you may be able to talk to the town engineer or planner to see if that is enough.  They basically want to know if there are any easements, what your set back are and all that crap.  The floor plan and layout out are pretty simple to do, you could sketch those on a piece of paper and show dimensions and square footage, if you can't get out of the survey, the surveyor can add that to your lot plan very easily.

You guys think this is bad, you should see the hoops I have to jump through to get anything built these days.  This is easy, just pray the conservation commission or wetlands don't get involved.  I have had permits sit for easily over a year before someone looks at them just to deny it.

edit:  I just spoke to my survey guys, they just did an A-2 boundary survey and did the application for special permit for zoning change, cost was $4400.
